Mayor Nuñez commented that he does not understand why DFC and Central Government by-passed informing the San Pedro Town Council (SPTC) on the project. He assumed that being Central Government they thought this was not necessary. Nevertheless, all this was settled during the meeting. SPTC and the Ambergris Caye Planning Committee (ACPC) were assured that proper procedures would be followed and building codes would be enforced. Both the SPTC and ACPC were presented with plans which included three types of houses (one two-bedroom model and two-three bedroom models). After DFC's presentation on the project, the SPTC and ACPC feel that the preliminary phase is acceptable.

    DFC is inviting contractors to tender bids, as over 200 workers will be needed for this project which is estimated to be completed between seven to nine months from the date of commencement. All 300 homes will be built at once and will be ready to be sold. Mayor Nuñez was asked that if the 300 houses are built without potential owners what safeguard would be put into place to assure that speculators will not buy up several houses in order to re-sell them later at an inflated price. To this the Mayor said he had no control over it. The San Pedro Town Council is only supervising this project to make sure that the proper regulations are followed. This project was initiated by Area Representative Patty Arceo before Hurricane Keith and is now being undertaken by DFC.
