High Property Costs Weigh on San Pedro Real Estate Market

The cost of purchasing and maintaining property in San Pedro is becoming a growing concern for prospective buyers, according to local real estate representatives who report weaker interest and slower market activity. Beyond the purchase price, closing expenses, recurring fees, and property upkeep can increase the financial commitment of owning a home or investment property on Ambergris Caye.
Representatives from local firms, including Elite Realty Belize, say buyers are considering the full cost of ownership more carefully. For retirees, second-home buyers, and investors, the question is increasingly whether an island property remains affordable once buyers account for the initial purchase and ongoing expenses.
Purchasers must budget for stamp duty, legal fees, and other closing costs in addition to the agreed sale price. After purchasing, owners face property taxes and maintenance expenses. Those operating rental properties or businesses may also need to account for trade licenses, garbage collection fees, and, where applicable, company maintenance and annual filings.
These expenses can affect the appeal of properties intended to generate rental income. Buyers must weigh potential earnings against the costs of operating and maintaining the property, while allowing for periods when bookings may be limited. For owners purchasing primarily for personal use, recurring expenses remain a consideration even when the property is unoccupied.
The owner of Elite Realty Belize said the slowdown reflects several pressures rather than a single event or policy. “From what I’m seeing on the ground, I don’t believe the slowdown is caused by one single issue,” he said.
He explained that San Pedro previously benefited from strong international interest, steady tourism, and a reputation as an accessible tropical property market. More recently, clients have raised concerns about administrative processes that can be slow or difficult to resolve. Higher airfares have also increased costs for overseas owners who travel regularly to oversee their homes or rental properties.
Environmental conditions remain another factor influencing buyer interest. Agents say sargassum along sections of the shoreline can affect visitors’ experiences and raise questions among prospective investors about the island’s tourism appeal. Mangrove and wetland loss have also prompted concerns about the natural environment that helps attract visitors and property buyers.
More properties for sale, combined with weaker demand, could put further pressure on the market. “We aren’t the only country in the Caribbean, so we also have to remain competitive,” the Elite Realty Belize owner said.
Real estate representatives argue that maintaining the island’s appeal will require predictable ownership costs, more efficient administrative services, and protection of its natural attractions. As prospective buyers assess their options, the overall expense of purchasing and holding property is becoming central to their decisions.
