San Pedro enforces construction regulations to promote sustainable development

On March 6th, the San Pedro Town Council (SPTC) announced via a social media post that they will begin enforcing construction regulations to tackle longstanding issues of non-compliance in San Pedro Town. This renewed focus on enforcement aims to reduce violations and promote sustainable development on the island.

Mandated easements ensure emergency vehicle and public areas

Access to the beach in many areas of downtown San Pedro is often facilitated through alleyways known as easements, primarily located between buildings. These easements are considered public land, meaning no one may use or obstruct them without proper authorization. While some areas provide easy access to these amenities, others may face conflicts due to ongoing construction projects. By law, 10-foot easements are required to allow access to emergency vehicles, and local authorities are responsible for ensuring compliance with this requirement.

Construction projects must adhere to building regulations

Constructing a new building requires a lot of hard work and planning and comes with zoning regulations. Recently, newly built buildings have raised eyebrows and concerns among residents from Ambergris Caye regarding improper protocols. Some recent projects are constructed between border and property lines, and the size of newly built buildings appears to be on the edge of the street, not complying with regulations.

San Pedro Building Unit goes entirely online

As of October 1st, anyone in San Pedro Town, Ambergris Caye, needing to reach out to the Building Unit for a building permit will be required to do so online. According to the San Pedro Town Council, all building permit applications are to be submitted via email to [email protected]. The Building Unit can also be contacted via WhatsApp at 673-2197.

San Pedro Building Unit hosts informational session, talks new amendment to Building Act

The San Pedro Building Unit hosted an informative session on the Unit’s functions and a new regulation that mandates all municipalities to establish a building unit. The meeting was held at the Sunbreeze Hotel on Friday, August 9th, and saw the presence of personnel from the Central Building Authority (CBA), the Department of Environment, the Ministry of Housing and Planning, Architects and Engineer Association of Belize, and The San Pedro Town Council.

Caye Caulker Village Council claims Central Government is interfering with their management

The lack of enforcement, support, and disregard for local authorities on La Isla Cariñosa has the Caye Caulker Village Council (CCVC) in a desperate situation as they try to set order on their island, despite residents and stakeholders not complying with regulations. The CCVC is contesting the use of public spaces, construction of unauthorized structures, importation of vehicles, improper sewage waste disposal and even the building of piers that threaten to saturate their coastlines.
